Terms & Conditions
King’s Cottage Holiday Rental, 56 Horsefair Street is owned and operated by Georgina and Mike Huysinga of Huys Management Ltd.
The contract will be entered into when Huys Management issue a booking confirmation and is subject to the following conditions.
A non-returnable deposit of 50% is payable to confirm your booking if the booking is made more than six weeks before the start of the rental. The balance is payable six weeks before the commencement of the rental. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the client.
For bookings made less than six weeks before the start of the rental, the total fee is payable at confirmation of booking.
Payment can be made by bank transfer, cheque, or credit card over the phone.
Once a booking has been confirmed in writing or email and the deposit paid, the client is liable for the whole amount of the rent for the period booked. If written notice of cancellation is received every effort will be made to re-let the cottage for the period booked, and if a new let is arranged then only the deposit will be forfeited. If the cottage cannot be re-let then both the deposit and the balance payable will be forfeited.
Once booked, the client is liable for the complete cottage rental costs. As such it is strongly recommended that the client take out suitable holiday insurance to cover costs incurred by unexpected holiday cancellation.
PERIOD OF HIRE
Rentals commence at 3.00 pm on the day of arrival and terminate at 11.00 am on the day of departure.
NUMBER OF PERSONS USING THE PROPERTY
The number of persons occupying King’s Cottage must not exceed a maximum number of six. Huys Management reserves the right to refuse entry if these conditions are not observed. Please advise at the time of booking if you require the use of day bed and if you do whether you require it as a single bed or double.
Should there be any cause for complaint during the occupation of the property it must be notified at once to Georgina and Mike Huysinga of Huys Management Ltd. (Tel: 07876 270290/07733 124273). Huys Management will make every effort to ensure that your complaint is handled quickly and efficiently.
DUTY OF CARE
The property is maintained to a very high standard. In the rare event of a breakdown in a particular service or item, a repair/replacement shall be found/fitted within 24 hours where possible and within three working days at the maximum. Huys Management Ltd cannot be held liable for any loss arising from loss of use of the service/item within the specified time limit.
CARE OF THE PROPERTY
The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings, and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning. Huys Management may levy an additional cleaning charge if the property is not left in a clean and tidy state upon departure. Smoking is not permitted inside King’s Cottage.
BREAKAGES OR DAMAGE
Huys Management appreciate that accidents sometimes happen, but please report any breakages or damages to us as soon as practicable. Huys Management reserve the right to charge for non-trivial damage how so ever caused. We ask for a damages deposit at the commencement of your stay which is fully refundable after your stay if all is in order.
PERSONAL INJURY & LOSS OF CLIENT PROPERTY
Huys Management take safety very seriously and do everything to make sure the cottage is safe. The client or members of his/her party cannot hold Huys Management Ltd responsible for any injury sustained or the loss or damage to any belongings during their stay at King’s Cottage.
RIGHT OF ENTRY
Huys Management reserve the right to enter the property at any reasonable time, and with prior notice if possible, for purposes of inspection or to carry out any necessary repairs or maintenance.
RIGHT TO REFUSE
Huys Management reserves the right to refuse any booking and in exceptional circumstances, to cancel, modify or alter arrangements made for the client.
The booking is made on the understanding that King’s Cottage will be placed at the client’s disposal on the dates agreed. Should this not be possible through fire, theft, or circumstances beyond the owner’s control the full amount paid by the client will be refunded. However, note that no alternative accommodation can be provided nor will the hirer have any claim against the owner for compensation, loss, or expenses. The accommodation is booked strictly on the basis that it is used for holiday accommodation only and there is no right to remain on the property after the expiration of the rental period.
VARIATION TO DESCRIPTIONS
Every care has been taken to ensure the accuracy of details on the King’s Cottage literature, and websites. However, changes to the details may be necessary from time to time, and Huys Management reserve the right to make any changes without notice. Where changes are fundamental to a booking, notification will be made in writing by post or email.
